Planning Homes and Shops on Warren and Tyler County Land
If you're going to do it, do it with ONYR.
Railroad timber built Warren. The Texas and New Orleans Railroad reached Tyler County in 1883, and that same year Alexander Young of Beaumont's Globe Planing Mills built the first mill here. A second mill followed in 1887, and by 1889 the two were combined as the Warren Lumber Company, supplied by logging camps scattered through the surrounding pine woods. The mill era faded and the population dropped from 883 in 1890 to a few hundred by the 1950s. Today Warren is an unincorporated community of 677 people in the 2020 census, about 12 miles south of Woodville, anchored by Warren ISD and the Old Warren School, which is listed on the National Register of Historic Places.
Most of what gets built around Warren now is on private land: a family homestead on a few cleared acres, a metal shop, a replacement for an aging farmhouse, a hunting cabin back in the timber. ONYRverse Digital Designs is a Beaumont studio about 41 miles to the south. We do the design and coordination remotely and schedule trips up US 69 for site walks and drone capture, turning an idea for a piece of Tyler County land into drawings that are fundable, approvable, and buildable.
Before the Floor Plan: A Feasibility Pass on Your Tract
Rural Tyler County land hides its constraints. A tract that looks flat from the road may carry a wet bottom along a creek, a pipeline or power easement, or a buried stump field from an old logging operation. Warren sits in pine country that was cut hard in the mill years, and many parcels have been through two or three cycles of timber since. We start with a feasibility review: the deed and survey, any recorded easements, the FEMA flood map for the parcel, and the county requirements for septic and floodplain development.
Then we put eyes on the ground. A drone flight gives us a current aerial map, and site measurements with a Moasure device show us the real fall across the tract. With that, we can test where the house, the shop, the septic field, and the driveway belong before any design money goes into floor plans. It costs far less to move a building on a map than after the pad is built.

Homesteads, Metal Shops, and Hunting Cabins
Warren owners tend to build in phases. The shop or barn often comes first, sometimes with a small apartment, and the house follows once the land is settled. We lay out the full property at the start so the first building does not crowd the best house site, and so driveway width, power service, and water are planned for everything that comes later.
For metal buildings we coordinate with the manufacturer and a licensed Texas professional engineer so the frame, the foundation design, and our floor plan agree. For cabins deep in the timber, we keep the footprint compact, raise the floor where drainage calls for it, and give the builder clear framing drawings instead of a sketch.
- Family homes on cleared acreage
- Metal shops and equipment barns, with or without living quarters
- Hunting cabins and weekend camps
- Replacement homes for aging farmhouses
Tall Pines and Storm Wind, Even 12 Miles From Woodville
Tyler County is well outside the TWIA catastrophe area, so WPI-8 certification is not the issue here. Wind is. Hurricanes that come ashore on the upper Texas coast still carry damaging gusts this far north, and the biggest hazard on a wooded Warren lot is often a falling pine rather than the wind load itself. We site the house with a clear distance from the tallest trees where the land allows it and detail roof to wall connectors and anchorage so the structure holds together as a system.
Where a stamp is needed for a foundation, a long clear span, or a heavy roof load, we coordinate a licensed Texas professional engineer and fold that work into one consistent set your builder can price without guessing.
Drawings a Rural Lender and Builder Can Both Use
Financing a house on rural land usually means a lender who wants a complete package before closing, and a builder who needs enough detail to bid honestly. We organize one set for both: a site plan showing setbacks, driveway, septic area, and drainage direction, then floor plans, elevations, sections, and the structural and MEP information that affects cost. ONYRverse never guarantees a cost before design; if you want us to build, a cost plus price with fixed mobilization and administration fees comes after the plans are done. Our job is to orchestrate alignment so the owner, the lender, the builder, and the engineers are all reading the same drawings.

Warren Project FAQs
Is there a permit office in Warren, Texas?
No. Warren is unincorporated, so there is no city building department. For land outside any city in Tyler County, the county handles floodplain development and on-site septic permitting. Requirements change, so we confirm the current county checklist for your parcel during feasibility and make sure the site plan shows what the county reviewer will look for.
My Warren land has not been surveyed in decades. Where do we start?
Start with a current boundary survey from a licensed surveyor, because every setback and easement depends on it. While that is underway, we can pull the flood map, review recorded easements, and schedule a drone flight for an aerial base map. Once the survey arrives, we overlay it and begin locating the house, shop, and septic field.
Can you design a shop with living quarters in Tyler County?
Yes. We design the living space and the shop bays together so plumbing, insulation, fire separation, and door sizes all work. For pre-engineered metal buildings, we coordinate with the manufacturer and a licensed engineer so the frame and foundation match our layout. The final set is organized for your builder, the county, and any lender involved.
How does a Beaumont studio handle a project 40 miles north?
Most of the work happens remotely. You review 3D models and drawing sets online and we meet by video. Site visits, measurements, and drone flights are scheduled trips up US 69, planned around the points where seeing the land matters. We do not have an office in Warren and do not claim past projects there.
Could you help plan an addition to an older Warren farmhouse?
Yes. Older homes around Warren rarely have drawings, so we begin by measuring the house and producing an as-built plan. From there we design the addition to tie into the existing roof and floor levels cleanly. When the addition changes structural loads, a licensed engineer reviews the framing and foundation connections.
