Taylor Landing Home Plans Drawn for Wind and Water

Taylor Landing is one of the youngest cities in Jefferson County. Until 2005 it sat inside Port Arthur's extraterritorial jurisdiction, and on September 10 of that year residents voted, with about 65 percent in favor, to incorporate on their own. The result is a city of barely a square mile along the north side of State Highway 73, about 13 miles west of Port Arthur near the geographic center of the county, with 278 residents in the 2020 census, a mayor and two commissioners, and Beaumont mailing addresses. As the name suggests, it sits near Taylor Bayou, which winds east toward the Intracoastal Waterway and Sabine Lake.

Building here is residential and personal: a new home on a lot the family has held for years, a raised house replacing an older one, a detached garage with room for a boat, a covered outdoor kitchen. Every one of those projects is in the TWIA designated catastrophe area, on flat, open coastal ground where wind has few obstacles. ONYRverse Digital Designs is a Beaumont studio about 15 miles north. Open Ground, Full Exposure: Wind Design on the Coastal Plain

Wind loads depend partly on exposure: how much open ground, marsh, or water lies upwind of the building. A house in a dense wooded neighborhood is partially sheltered. A house on the open coastal plain of central Jefferson County usually is not. That exposure category, together with the wind speed set by the adopted code for the site, drives the size of connectors, the nailing of sheathing, and the pressure ratings of windows and doors.

ONYRverse prepares windstorm-ready drawings that make those requirements visible: a continuous load path from the roof framing through the walls to the foundation, with every strap, hold-down, and anchor called out. Where calculations and design are required, a licensed Texas professional engineer provides them, and we coordinate that work into the set. The TDI-appointed qualified inspector reviews the construction and issues the WPI-8 certificate. We do not issue WPI-8 certificates; we make sure the drawings give the inspector and your framer the same clear answers.

Near the bayou, the second building on the lot matters almost as much as the house. Owners want a place to keep a boat out of the sun, a garage deep enough for a truck and trailer, or a covered outdoor kitchen off the back porch. Those structures catch wind like any other, and in the catastrophe area they need the same attention to anchorage and connections.

A small city incorporated in 2005 does not run like a large municipal building department, and that is not a criticism. It simply means that procedures, inspection arrangements, and ordinances can be different from what a builder is used to in Beaumont or Port Arthur. We confirm the current requirements directly before drawing, and we keep the county floodplain rules, the TDI windstorm program, and your lender's needs in view at the same time.

Does a detached boat barn in Taylor Landing need windstorm certification?

Often it does. In the TWIA designated catastrophe area, accessory structures can fall under the windstorm inspection program, particularly if you want them covered by TWIA. The rules depend on the structure and how it is insured, so confirm with the Texas Department of Insurance and your agent. We draw the anchorage and connections either way, so the building is ready for inspection.

Taylor Landing incorporated in 2005. How do I know what the city requires?

We ask. Small cities set their own ordinances and permit procedures, and they can change as a city matures. During feasibility we contact the city to confirm current requirements, then check county floodplain rules and the TDI windstorm program for the same parcel. The drawing set is organized so each reviewer finds what they need quickly.

Why do houses near Taylor Bayou get treated as high wind exposure?

Wind picks up speed and force over open, flat ground and water, and there is little between the coastal marsh and a house on the plain around Taylor Landing to slow it down. The adopted code and the engineer determine the exact exposure category for your site. Higher exposure usually means stronger connectors, tighter nailing, and higher rated windows and doors.

Can I see a new Taylor Landing home in 3D before committing to it?

Yes. We build every design as a Revit model, so you can review the house in 3D, walk through the rooms, and see how the porches, garage, and boat storage sit on the lot. The same model produces the construction documents, which means what you approve on screen is what your builder prices and builds.

Will ONYRverse come down Highway 73 to look at my lot?

Yes. Taylor Landing is about 15 miles from our Beaumont studio, so we schedule site visits to measure, photograph, and walk the property when the design needs it, and drone flights when an aerial map of the lot and its drainage would help. Most reviews between visits happen through shared drawings and 3D models. We do not keep an office in Taylor Landing.
