Farmhouse, Barn, and Metal Building Design for Hamshire, TX
If you're going to do it, do it with ONYR.
Hamshire grew out of the rice fields of western Jefferson County. The community on State Highway 124, about twenty miles southwest of Beaumont, takes its name from Lovan Hamshire, who developed land here as early as the 1870s. The Gulf and Interstate Railway brought a post office in 1897, and a townsite plat followed in 1911. Rice farming carried the early economy, oil discoveries at nearby Fannett in 1927 and Stowell in 1941 brought more people, and the Hamshire gas field stayed important for decades. The community is still small, with 962 residents in the 2020 census, and it remains unincorporated.
Building in Hamshire tends to be practical: a farmhouse replacing an older home place, a barndominium on family land, an equipment barn or hay shed, a shop for the business that pays the bills. The land is flat and open, and it sits inside Jefferson County, which is in the TWIA designated catastrophe area. ONYRverse Digital Designs is a Beaumont studio about 19 miles northeast. We turn those plans into windstorm-ready, permit-ready drawings, coordinate the licensed engineers, and schedule site visits and drone flights as dedicated trips out Highway 124.
Rice Country Buildings That Earn Their Keep
A working property in Hamshire rarely has just a house. There is usually a barn or equipment shed, sometimes a hay barn, a shop, and an older home place that may or may not be worth saving. We plan the whole property together so trucks, trailers, and equipment can move between buildings without cutting across the yard, and so utilities are run once rather than trenched again every time a building is added.
For the house itself, many families want a farmhouse that looks like it belongs among the fields: deep porches, simple rooflines, and big windows toward the view. We design that character into the plan and show it in 3D, then document it with the detail your builder needs to price it without guessing.
- Farmhouses and replacement homes on family land
- Barndominiums with living quarters and equipment bays
- Equipment sheds, hay barns, and shop buildings
- Whole-property site plans that phase buildings over several years

Metal Buildings Still Need Windstorm Paperwork
A common assumption is that a pre-engineered metal building arrives ready for any wind. In the catastrophe area, the building, its foundation, and its anchorage all have to work together, and the manufacturer's package does not design your slab or your connection to it. Large overhead doors are a particular weak point, because a failed door lets wind pressurize the building from inside.
ONYRverse coordinates the metal building manufacturer's drawings with a licensed Texas professional engineer's foundation design and prepares a coordinated set that shows anchor bolts, door ratings, and the living space inside a barndominium. The TDI-appointed qualified inspector reviews the construction and issues the WPI-8 certificate. We do not issue certificates; we make sure the documents answer the inspector's questions.
Gas Field History and What Lies Under the Tract
Western Jefferson County has been produced for oil and gas for nearly a century, and a family tract near Hamshire can carry pipeline easements, old well sites, or flow lines that are not obvious from the road. Building over an easement can create legal and safety problems that surface years later, often during a sale or refinance.
During feasibility we check the Railroad Commission of Texas public well and pipeline maps and your survey, then keep the house, barns, septic field, and driveway clear of what we find. A drone flight gives us a current aerial to lay the site plan over, which is especially useful on large, flat tracts where water drains slowly and building pads need careful placement.

Hamshire Project FAQs
Will my hay barn or equipment shed in Hamshire need a WPI-8?
It depends on the building, how it is used, and how it will be insured. Some agricultural structures are handled differently from homes, but if you want TWIA coverage, certification is usually required. Confirm with the Texas Department of Insurance and your agent. We draw anchorage and connections to windstorm standards so the building is ready either way.
Can the old home place on my Hamshire land be saved?
Sometimes. We measure and document the existing house, then work with a licensed engineer to assess the structure, foundation, and what it would take to meet current windstorm requirements. Often we draw both a renovation option and a replacement option so you can compare them on equal terms before deciding what to do with a house that may carry a lot of family history.
There is a pipeline easement across my tract. Can I still build near it?
Usually, as long as the buildings stay outside the easement and respect the operator's requirements. We locate the easement from your survey and public Railroad Commission of Texas maps, show it on the site plan, and position the house, barns, septic system, and driveway accordingly. For specific clearances, the pipeline operator has the final word.
How far out does ONYRverse travel for a farm property like mine?
Hamshire is about 19 miles from our Beaumont studio, well within our regular service area. We schedule site visits to walk the property and measure existing buildings, and drone flights to map larger tracts. Between visits, design reviews happen through shared drawings and 3D models, so you do not have to drive into town for every meeting.
Can a Hamshire barndominium plan satisfy both the lender and the windstorm inspector?
Yes, if the set is complete. Lenders want floor plans, elevations, a site plan, and specifications clear enough for an appraiser. The windstorm inspector wants anchorage, connections, and door and window ratings. We organize one coordinated package that serves both, with the engineer's foundation design folded in, so neither review stalls waiting on missing information.
