Remodel and Rebuild Drawings for Wooded Forest Heights Lots

Forest Heights is a residential community in the pines just east of State Highway 87, about eight miles north of the city of Orange in northeastern Orange County. It was well established by the early 1970s and likely took its name from the piney woods that still surround it. For years it was tiny, with about 250 residents counted in 1990 and again in 2000. When the Census Bureau drew it as a census-designated place for 2020, it counted 1,329 people, part of the broader pattern of families settling north of Orange in the Little Cypress-Mauriceville CISD attendance area.

Houses here are mostly single family homes on wooded lots, many of them from the community's first decades. That makes the typical project a remodel or an addition to a house that is sound but dated, a replacement home on a lot the owner already loves, or a garage and workshop tucked into the trees. We work remotely for most of the design, schedule trips up Highway 87 for measurements and site walks, and produce drawings that are fundable, approvable, and buildable.

Opening Up a House Built for Another Era

Homes built around the 1970s tend to share a few traits: a closed kitchen, small bathrooms, low ceilings in places, and a formal living room nobody uses. The bones are often good. The layout just does not match how a family lives now. Before redesigning anything, we measure the house and draw it exactly as it stands, including which walls carry the roof.

With an accurate existing plan, we can test ideas quickly: removing a wall between the kitchen and den, turning a formal room into an office, enlarging the primary bath, or adding a back porch. When a bearing wall needs to come out, a licensed Texas professional engineer sizes the beam and supports, and we coordinate that design into the drawings. You see each option in 3D before choosing, so there are no surprises when the drywall comes down.

Tall Pines, Roof Lines, and Storm Season

The trees are why people live in Forest Heights, and they deserve a place in the design. Hurricanes and strong storms reach this part of Orange County, and a mature pine standing close to a house is a real consideration. Placing an addition or a new home well away from the largest trees, keeping roof shapes simple, and avoiding long unsupported overhangs are all decisions we make on paper.

Orange County is not in the TWIA designated catastrophe area, so the WPI-8 certification that applies on the coast is generally not the trigger here. We still draw a continuous load path with connectors and anchorage, because good framing costs little during construction and protects the house for decades. Your insurer and the adopted code set the actual requirements.

A drone flight gives us a current aerial of the lot and the canopy, which helps us locate the house, driveway, and septic field around the trees worth keeping.

Replacing the House but Keeping the Lot

Sometimes an older Forest Heights house is not worth remodeling: a failing foundation, repeated water damage, or systems that all need replacement at once. Owners in that position often want to stay on a lot they have spent years improving. We document what should be preserved, including trees, the driveway, the existing septic system, and utility connections, and design a new home that reuses as much of that investment as makes sense.

Can I remove the wall between my kitchen and living room in Forest Heights?

Often yes, but first we need to know whether it carries roof or ceiling loads. We measure the house and inspect the attic framing, and if the wall is load bearing, a licensed engineer sizes a beam and supports to replace it. We draw the new open layout with that design included, so your contractor knows exactly what to build.

How do you plan a new house around the big pines on my lot?

We start with an aerial view, usually from a drone flight, showing the canopy and trunk locations. Is my remodel reviewed by Orange County even though it is inside the house?

Interior work in unincorporated Orange County may be handled differently from new construction, additions, or anything that changes the footprint or floodplain status. Requirements change, so we confirm with Orange County during feasibility. Even when a permit is not required, lenders, insurers, and future buyers value a documented plan set showing what was done.

Does ONYRverse actually make the trip up to Forest Heights?

Yes. Forest Heights is about 24 miles from our Beaumont studio. We schedule site visits to measure and photograph the house and walk the lot, and drone flights when an aerial map is useful. Design reviews in between happen through shared drawings and 3D models. We do not have an office in Forest Heights or northern Orange County.
