House, Shop, and Renovation Plans in Kirbyville, TX
If you're going to do it, do it with ONYR.
Kirbyville started as a railroad town. When the Gulf, Beaumont and Kansas City line reached the site in 1895, lumberman John Henry Kirby planned a lumber marketing hub here, and the town was first called Kirby. Another Texas town already had that name, so it became Kirbyville, and it incorporated in 1926. It sits on US 96 in southern Jasper County, with pine forest on every side and a small downtown that still includes the Palace Theater and the Calaboose Museum.
Kirbyville also knows what wind can do this far inland. Hurricane Rita in 2005 brought damaging gusts through town. ONYRverse Digital Designs works from Beaumont, roughly 42 miles south along US 96. We handle design and documentation remotely and make scheduled trips for measuring, drone flights, and walkthroughs with you and your builder.
Designing Under Tall Pines
Most Kirbyville lots come with trees, and many come with a lot of them. Tall pines are beautiful and they are also the main storm hazard for a house in Jasper County. We look at where the biggest trees stand relative to the planned footprint, talk through clearing distances, and orient the house so the roof and wall connections are strongest on the side most exposed. Drone capture helps on wooded tracts where the canopy hides the ground from a street view.
Our framing plans call out straps, hold-downs, and a continuous load path, even though no WPI-8 is required here. Rita made that case in 2005.

Shops, Barndominiums, and Deer Camp Cabins
Country living around Kirbyville leans practical. People want a shop big enough for the truck and the tractor, a barndominium that works as both home and workspace, or a small cabin on hunting land. We size each building around how it will actually be used and coordinate a licensed structural engineer for metal frames, slabs, and pier foundations. The result is a drawing set your builder can price and build without guesswork, or one ONYRverse can build for you if you want a single team from sketch to slab.
- Barndominiums and shop houses on acreage
- Metal shops and equipment barns
- Hunting cabins and weekend camps
- Storm repair drawings for existing homes
Bringing an Old Main Street Building Back
Kirbyville's older commercial buildings have character that is worth keeping. Before a renovation, we document what exists, model it, and show the proposed work against it. For new uses, we coordinate MEP engineers so power, plumbing, and air conditioning fit the building rather than fighting it.
A storefront that once held a dry goods store may now need a restroom that meets accessibility rules, a kitchen hood, or a new electrical service. We show those changes clearly so the city and your builder see the same plan.
Design Only or Design and Build, Your Call
Kirbyville owners come to us two ways. Some have a local builder lined up and want a drawing set that builder can price without guessing, and that is a complete service on its own. Others would rather hand the whole project to one team. In that case ONYRverse holds the build contract, from the first sketch of the shop or barndominium to the finished building, and you have one number to call the whole way through.
Evan Simon, our Site Construction Manager, is the on-site contact for ONYRverse builds, which matters when the job is 42 miles up US 96 from our Beaumont office. TRP Land Clearing & Excavation clears and pads the site under the pines, and N-Sink Plumbing runs the plumbing. The build price comes after the plans are finished, set up as cost plus with fixed fees only for mobilization and administration, so you are never handed a guessed number before design.
Finished builds carry a 1-year craftsmanship warranty, and every subcontractor on the job has to match or exceed it. If you choose design only, the plans are yours to take to any builder in Jasper County. Either way, the design, the engineer coordination, and the documentation are the same, so changing your mind about who builds does not mean starting the drawings over.

Kirbyville Project FAQs
Can you design a barndominium on my land outside Kirbyville?
Yes. We begin with how you live and work: bedrooms, shop size, door heights, porches, and storage. We design it in 3D so you can walk through it before committing, coordinate a licensed structural engineer for the frame and slab, and prepare construction documents for your builder and any county floodplain review.
Do I need windstorm-rated construction in Kirbyville?
Jasper County is not in the TWIA designated catastrophe area, so WPI-8 certification is generally not required for insurance eligibility. We still recommend a continuous load path with proper connectors. Hurricane Rita caused significant damage in Kirbyville in 2005, and falling pines add risk. Sound connections cost little on paper and protect a lot in a storm.
Can you help renovate an older commercial building in downtown Kirbyville?
Yes. We start by measuring and modeling the existing building so everyone works from accurate drawings. Then we design the new layout, coordinate structural and MEP engineers where systems change, and prepare a permit set. As-builts up front prevent many of the hidden-condition surprises common in older buildings.
How do you work with Kirbyville clients from Beaumont?
Most of the work is remote. You review 3D models and drawing sets online, and we talk through revisions by phone or video. We schedule trips up US 96 for measurements, drone capture, and site walks at key decision points. We do not have a Kirbyville office, so we plan each visit to accomplish as much as possible.
