Pinewood Estates is a residential community north of State Highway 105 in southern Hardin County, about five miles east of Sour Lake and nine miles west of the US 69 freeway in north Beaumont. It began as a wooded subdivision, probably by the 1970s, and was named for the timber that still shades most of its lots. It is not a town with a main street. It is a neighborhood of roughly 1,600 people, most of them families who commute into Beaumont and send their kids to Hardin-Jefferson ISD, spread over a surprisingly large 13 square miles of homesites and woods.
It is also a neighborhood that knows Pine Island Bayou. Record water on the bayou during Harvey in 2017 flooded homes across the subdivision, and much of the building since then has been about recovery: gutting and rebuilding, lifting houses, or replacing them with homes that sit higher. Designing the House to Live Above the Bayou
When a whole neighborhood has flooded, the first design decision is not the floor plan. It is the floor height. For any Pinewood Estates lot inside a mapped flood zone, Hardin County's floodplain rules set a minimum elevation for the lowest floor, and many owners choose to go higher than the minimum for their own peace of mind and for flood insurance pricing.
Height changes everything else. The entry needs stairs or a ramp and a landing that meets code. Porches become decks. The HVAC condenser, water heater, and electrical panel have to be placed where water will not reach them. Parking may move underneath the house. Slab-on-grade homes are harder and more expensive to lift, and replacing them sometimes makes more sense. Neither answer is universal.

Big Lots, Septic Fields, and Tree Cover
Unlike a city subdivision on sewer lines, most Pinewood Estates homes rely on on-site septic systems, which Hardin County permits separately. The septic field needs its own space, clear of the house, the driveway, and any future shop, and a raised house can change where the lines have to run. We place the field on the site plan early so nothing ends up built on top of it.

How high should a new house in Pinewood Estates sit after Harvey?
The minimum is set by the flood map for your specific lot and by Hardin County's floodplain rules, and those can change when maps are updated. Many owners choose to build above that minimum. Can my slab home in Pinewood Estates be raised, or does it have to be rebuilt?

Hardin County is outside the TWIA area. Do wind details still belong on my plans?
We think so. Hurricanes and tropical storms regularly bring strong wind this far inland, and a raised house catches more of it. Even without a WPI-8 requirement, we show a continuous load path from roof to foundation, with connectors and anchorage coordinated with your engineer. The adopted code and your insurer set the minimum; the drawings make it buildable.
